Our Tenant Finding Service

We’ll find you prospective tenants and then thoroughly vet them by checking out their reliability and creditworthiness. We will also be happy to provide Tenancy Agreements and an Inventory if required.

Our full Management Service

Our Full Management Service includes the Tenant Finding Service and (after the Tenants take possession) we continue to safeguard the property and monitor the Letting until the end of the Tenancy. This means we handle the financial aspects of the letting including collection of rent, we deal with maintenance of property/equipment, conduct regular inspections, attend to Tenants queries and carry out the usual formalities to regain possession.

More Peace of Mind

We’re able to offer an excellent range of insurance’s all of which have been specially formulated for the Residential Letting Market to provide Landlords with peace of mind.

For instance imagine the problems that there may be if the tenant fell ill or was made redundant. To allay any worries we recommend a uniquely protective insurance scheme, which includes cover towards lost rental and any associated legal coats.

There are also buildings and contents insurance’s which cover the property itself (empty or tenanted) plus any fittings, furnishings etc.

Thorough Vetting – Better Tenants

We place a priority on stringent qualification of prospective Tenants so we will find people who will treat your property with respect and be reliable with their payments. First we ask for proof of identity so we are satisfied they are who they say they are. Then we obtain detailed references and instigate particularly thorough financial checks (by an independent Credit Agency). If there are any causes for concern we will either not pursue the proposed tenancy at all or will discuss the problems with you first.


Deposits

Apart from offering insurance cover as a safeguard against possible damage by the Tenants we also obtain a higher than usual deposit from them. At the end of the Tenancy we will carry out a detailed inspection of the property before releasing any part of the deposit.

We Provide Essential Advice – Free!

We’ll visit your home, advise on rental levels, whether it should be furnished, unfurnished or part furnished and on the ideal way to prepare your property for letting.

Fees and Charges

We believe our fees and charges are very reasonable and offer exceptional value for the standard of service we provide. Please ask for our complete Schedule, which includes the cost of extra Insurance’s, Inventories, Tenancy Agreements etc.

Inventories

Our inventories Clerk will list the contents and condition of your property in detail.


Property Maintenance

We deal with emergency repairs and day to day maintenance of your property using specialist contractors who will react swiftly to our calls.

Rates and Services

Payment of water rates, council tax, gas, electricity and phone bills are usually the responsibility of the Tenants.




Regular Inspections

During the Tenancy we make regular inspections of your property and provide written reports.

Financial Statements

We send our Clients regular financial statements and provide full information to satisfy your Tax Advisors.

Selling as Well

If required we can market your property ‘For Sale’ for the last 2 months of the lease whilst the Tenant is still in occupation.

Investing For Letting Purposes
